i feel like this has a lot to do with the painfully slow roof replacement project at union. if they had removed sections of the old roof as they were replacing it, instead of exposing all the platforms to the elements for years, it might have helped stop this problem.
Once and for all: Tell these industries to stop using cut-rate materials and to quit employing the least-expensive designers and construction crews, then still proceed to charge top-dollar to "maximize their profits"!!!
